A window that won't open isn't a window problem

Hardware is the part of a window designed to wear out. Balances lose tension, gears strip, rollers flatten, latches misalign. These are serviceable components, and on a window whose frame and glass are perfectly sound, replacing them costs a fraction of what a new window does.

The catch is parts. Much of Arizona's housing stock dates from building booms in the 70s, 80s and 90s, and a lot of that hardware is long discontinued. Sourcing or adapting the right part is most of the skill in this work, and it's what we do.
