Most window problems don't need a new window

Window replacement is one of the most aggressively sold home improvements in Arizona, and it's often sold for problems a repair would have fixed. A failed seal, a broken sash balance, a worn crank operator, a cracked pane — these are component failures, not window failures. The frame is usually fine.

Broken & cracked glass replacement

Single-pane and dual-pane glass cut to size and installed in your existing frame, in tempered safety glass where code requires it. We measure on the first visit and install on the second, once the glass is cut.

Foggy & failed dual-pane windows

When you see moisture between the panes, the insulated glass unit has lost its seal. The glass itself is fine — the sealed unit needs replacing, not the whole window. One of the most common and most over-quoted problems in Arizona homes.

Screens & rescreening

Dual-pane windows rely on a perimeter seal holding two panes and an insulating gas layer together. Arizona pushes that seal through extreme daily temperature swings for months at a time, and the failure rate here is noticeably higher than in milder climates. Fogging between the panes is the visible result.

UV breakdown

Direct sun degrades vinyl frames, glazing beads, weatherstripping and screen mesh far faster than the manufacturer's rating assumes. Screens that should last years go brittle and tear in a fraction of that time on a south or west exposure.

Dust in the tracks

Yes, in most cases. The fog means the sealed glass unit has failed, so the insulated glass gets replaced inside your existing frame. The frame, trim and hardware stay.

Do you repair broken windows the same day?

Can you fix just the screen?

Yes. Rescreening is one of our most-requested jobs, and we can build new frames if yours are bent or sun-damaged.

Will solar screens really make a difference?
